
In the last seven years, apartment prices in Tirana have increased at strong rates in all administrative units, ranging from around 85% in the areas with the lowest growth to over 151% in those with the highest growth.
The Monitor brings the changes in average prices for the 11 municipal units according to the Keydata Albania index data published by "Çelësi Media Group", compared to the second quarter of 2019, in the second quarter of 2026.
Overall, over the last seven years, average apartment prices have almost doubled in most administrative units, while in some areas the increase has reached up to 150%.
According to the index data, in Unit No. 1, the average sale prices of apartments in Tirana, by June 2026, have reached the level of 2,116 euros/m2. Compared to the same period in 2019, it results that within 7 years the average prices for this unit have increased by 115%.
To make it clearer for individuals where this unit is located on the ground and which cadastral areas it includes, according to the Keydata index maps, Unit no. 1 includes 2 cadastral areas, such as: 1/1 (Cinema "Ali Demi", Fusha e Sportit, Shkozë village, Depo e Ujit) and area 1/2 from Poligrafiku, Shkoza, Autotraktorët, Shkozë village, Lana Bregas, Linzë, Sauk.
In Unit No. 2, the average price increased from 1,186 in the second quarter of 2019 to 2,306 euros/m2 by June 2026, or an increase of about 95%.
According to the maps, Unit no. 2 is divided into 5 cadastral zones, as follows: 2/1 Pyramid, former “Qemal Stafa” stadium; 2/2 New Bazaar, 9-storey building, “Avni Rustemi” school; 2/3 Ministry of Foreign Affairs, Ambulance no. 1, Bërryli; 2/4 Ballet School, American Embassy; 2/5 “Student” City, Faculty of Economics, Martyrs’ Cemetery, Sauk, Selitë.
In Unit No. 3, prices increased by 116%, from 832 euros/m2 which was the price in the second quarter of 2019, reaching 1,796 euros/m2 by June 2026.
Unit no. 3 is divided into two cadastral zones, as follows: 3/1 Xhamllëku, Profarma, “Bardhyl” street, “Kongresi i Manastirit” street, “Jean D'Ark” Boulevard; 3/2) Porcelani, IK V, Kinostudio, “Hoxha Tahsim” street, Old Lana, Linzë village.
Even for Unit no. 4 there was an increase in average sales prices by about 130%. From 769 euros/m2 the price rose to 1,759 euros/m2. Unit no. 4 includes cadastral areas, such as: 4/1 Hospital Complex, SHIK, Oxhaku, New Allias, Tufinë village; 4/2 Allias, “Njazi Meka” street, Bregu i Lumit, New Allias, “Myslym Keta” street, “5 Maji”.
In Unit No. 5 prices increased by 127%, from 1,110 euros which was the average price for this unit for the second quarter of 2019, for the same period in 2026, 7 years later the average price reached 2,514 euros/m2.
Unit no. 5 includes cadastral areas such as: 5/1 Former Block, University Book, Vodafone; 5/2 “Selman Stermasi” Stadium, Shushica, Artificial Lake; 5/3 Botanical Garden, “Komuna e Parisit” Street, Artificial Lake; 5/4 “Diplomat” Hotel, “Vasil Shanto” Block, Selitë e Vogël.
For the former Blloku area, the Keydata Albania index calculates prices separately, where the average price for this area by June 2026 reached 2,962 euros/m2. Compared to the second quarter of 2019, the average price has increased by 117%.
The largest increase was recorded in Administrative Unit No. 6, where average prices increased by 151%, from 672 euros/m2 to 1,687 euros/m2. This unit has only 1 cadastral zone No. 6, which includes Shkolla Teknolojike, Kombinati, Vaqar, Selitë, Yzberisht, Sharrë.
Unit no. 7 also had a strong increase of 128%, with the average price reaching 2,131 euros/m2 from 935 euros/m2 7 years ago. Unit no. 7 is divided into 4 cadastral zones, as follows: 7/1 Rr. District Court, Former “Albania Today” Exhibition; 7/2 Embassies Block, Faculty of Civil Engineering; 7/3 NSHRAK, Ministry of Interior Park, Bread Factory; 7/4 Unaza e Re, Flour Factory, Former Aviation Field, Yzberisht
In Unit no. 8, the increase was 85%, the lowest among the analyzed units. From 958 euros/m2, the average price of apartments reached 1,786 euros/m2 by June 2026. This unit is divided into 3 cadastral zones, as follows: 8/1 Selvia, “Partizani” high school, “Tafajt” street; 8/2 Medreseja, pharmacy no.10, Tregu Industrial; 8/3 Tregu Industrial, “Ajka” factory, “Dinamo” plant, Bregu i Lumit
While Unit No. 9 recorded an increase of 112%, from 1,004 to 2,127 euros/m2.
This unit is also divided into 3 cadastral zones, such as: 9/1 Bar Piazza, Block along “Zogu I”, Rruga e Barrikadave, “Fortuzi” street, “Sulejman Pasha” to “Mine Peza”; 9/2 Train Station, General Archive, Mortgage, Polytechnic; 9/3 “Don Bosko”, Shoe Factory, River Bank, Polytechnic, “Siri Kodra” street.
After the former Block area, Unit no. 10 continues to remain one of the most expensive areas of the capital. Within seven years, the average price increased by 119%, from 1,150 to 2,515 euros/m2. Unit no. 10 includes cadastral areas, such as: 10/1 PTT, Telecom, former Writers' League; 10/2 “Myslym Shyri” Street, Police Directorate, Catholic Church; 10/3 Embassies Block, Prosecutor's Office, Durrës Street.
Meanwhile, in Unit no. 11, prices increased by about 107%, going from 740 euros/m2 to 1,530 euros/m2. This unit includes cadastral areas, such as: 11/1 Zogu i Zi, former Party School; 11/2 Ferluti, former Tirana Factory, FIAT, Descent towards Lapraka; 11/3 Lapraka, Customs Directorate, Military Hospital, Riverbank, Fushë Mëzes, Don Bosko./ Monitor
