Office rental prices in Tirana continue to increase in the premium segment, where in some of the largest projects they reach up to 40 euros per square meter per month.

According to data from the real estate market, the highest rent levels are recorded in business buildings and towers under development or newly completed in the downtown area.

Specifically, according to data for Monitor, from the international real estate agency "Colliers International Albania", in projects near the former Sheraton area (in the development phase), the maximum rent price for offices has reached 40 euros per square meter, marking the highest level in Tirana.

In other complexes, such as "MET Tirana Building", the price has reached 33 euros per square meter. For 2025, office rental prices in this building ranged from 20 to 30 euros per square meter. Meanwhile, in the "Downtown One" tower, the maximum price drops to 25 euros per square meter from 30 euros per square meter that it reached in 2025.

Real estate agents claim that price increases have been recorded in facilities such as "ETC Business Tower", "Twin Towers" and "Ring Center".

Stela Dhami from the real estate agency "Colliers International Albania" says that increasing construction costs, the depreciation of the euro, new urban developments and the demand for higher standards of workspaces are among the main factors that are affecting the performance of prices in this market segment.

In these projects, rental prices remain the highest in the market due to the location, construction standards, professional management, and shared services offered, while some of them are still in the construction or completion stages.

Sources from the real estate market emphasize that demand for modern office space remains stable, especially from companies seeking premises in new buildings and central business districts.

Meanwhile, in the rest of the office market in Tirana, rents remain lower and vary according to the area and quality of the facility, not reaching the levels of premium projects.

The upward trend in office rent prices in towers is expected to bring an increase in the average rental price for 2026 for the downtown area.

In the second half of 2025, according to data from the Colliers Albania report, average rental prices for office spaces in central areas reached 30 euros, equaling those of Barcelona and Prague, two consolidated markets in Europe.

Tirana was ranked not only among the most expensive cities in the region, but also higher than several European Union cities.

In Tirana, rental prices exceeded European capitals, such as: Portugal, which records values ​​​​of 29 euros, or Budapest with prices of 25.5 euros, and Bucharest with average prices of 20 euros per square meter per month.

Office rental prices in 2025 were even higher than in the capitals of the region. In the central areas of Belgrade, prices reached 18 euros per square meter in the first half of 2025. In Zagreb, Croatia, prices are 17.5 and in Sofia, Bulgaria, 16 euros per square meter per month.

Tirana was also positioned among the most expensive cities for rental prices in secondary areas. With an average of 19 euros per square meter per month, the Albanian capital in 2025 surpassed several cities in the region such as Belgrade (15 euros), Zagreb (13 euros) and Sofia (11 euros)./ Monitor
